I'm saying that not to promote Dave Ramsey, but to encourage you. 

I know most of the universities seem very optimistic about reopening in fall, but spikes of cases in states that reopened bars and restaurants have not been very encouraging. 

I'd encourage you first to be active on these forums, and in short order I think that you'd have a clearer idea of what you want to do and when speaking to an attorney or CPA would be useful.  

Everyone has their own returns they are looking for, but I strong encourage you to find better returns if you are not buying the land as well. 

I would encourage to start educating yourself, and while you do that, save up a bit more cash.

@Kerry Baird said open a checking account, draw upon the Heloc and put that money into your checking account and now you are ready to wire from there, etc (tip: they often send you Heloc checks with a special introductory rate that is even lower than you were originally quoted soon after opening your account; presumably to encourage you to write a check from the Heloc account).

I am needing some encouragement and words of wisdom at the moment, cause I'm scared as hell about jumping in and going for my first deal!

Questions are encouraged, you will often hear things that go against what you believe when you are new.

It would encourage managers to place better tenants from the beginning.
