in todays market 12 to 17% Coc on out of state property that is managed by PM seems pretty unrealistic unlessyour looking at super high risk low income type properties that look great on paper but rarely perform as written.keep in mind real estate prices for RISK.. 

Right now if these momentum stock companies like Amzn can not sustain their performance as shown in recent weeks.

Hi Riley, typically properties of that size are valued based on the sales comparison approach with a tiny bit of consideration given to investment performance.  

Current Struggles:  Initial contractor has not performed to our liking.

The security deposit belongs to the tenant and is held in trust by the landlord for the performance of the lease.

I would allocate some money to each strategy and see which one performs best.
