I wouldn't recommend hard money for a first time flipper (just personal opinion) even though the speed and ease of the transaction may be appealing, too many things can go wrong on your first 1-3 flips that you really haven't encountered yet that could slow your liquidity event and cause defaults or costly extensions.

Payment speed seems to depend on the sending bank.

I would love to hear some input from the community about other searches that you find fruitful in this high speed market.

I plan on settling down soon which has peaked my interest in real-estate investment.

There is a point at which it all begins to snowball, but not until you have five or more properties cash flowing at once does it start to pick up speed (I'm speaking from experience in SFR, so perhaps the snowball tipping point is different for MFR). 

  $3000 a month on average or just in peak season. 

It's pretty much all cosmetic work (not moving/removing any walls) but I'm happy with the work and speed at which things are happening. 

Working with someone hands on is also going to speed up your conversations with buyers and sellers as you borrow real confidence as your own. 

(Direct Mailing, attend networking meetings, go to lunch with prospective clients or influencers - like an attorney, accountant, etc).And during peak times of day I would always try to stay in touch with people.
