@Kristi Kandel I don’t know a lot about roads or to what level you would have to build it to just make it a driveway but I just used ledge pack gravel in an 8 car parking lot and driveway that all in would have been at least 120’ long and in about 60’ two car widths wide and with delivery, cost of the gravel, and cost for the bobcat to spread the materials and pack them down it was all in about $1000.

They normally pay rent like everyone else and you have to deal with approval from their board for decisions.

I was moving forward with them but was just informed i need to sign CA form D-1 which states "the insurer does not patriciate in any of the insurance guarantee funds created by California Law, therefore these funds will not pay your claims or protect your assets if the insurer becomes insolvent" .Seems kind of risky but does anyone have any thoughts on this?

Usually we have a few thousand dollars each year to invest after we max out these accounts (and it usually just goes into a taxable brokerage account where we use it to buy Berkshire Hathaway or Markel or some other stock that does not pay a dividend).That extra money was actually how we ended up buying this duplex - thought it might be a good way to diversify our investments.I was wondering if I could use net income from our duplex (assuming we have net income, and by net income I mean what we report to the IRS) to fund a solo 401k or some other kind of tax-advantaged plan?

I am curious as well and will be following this thread - I use Quickbooks because we also have a construction company and it works well for that BUT I have to email an invoice to each tenant every month with a link to pay online.
