First is to go through the eviction process, with a lawyer, and deplete most of my savings.Second I can see if he will leave via cash for keys.Third I can see if he will agree to sign a contract that states he has 30 days to pay me or he will have to vacate the property.Sense evictions do not look good on someone’s record; I should be able to get him to agree on one of the latter options.

I happen to check to ensure the deed has been recorded and to my amazement it was not.

Good morning,When putting together a Wholesale deal with the seller, do we as the buyer need to record the contract with a Title Co before selling that contract to the Fix and Flip or Buy and Hold investor if we are doing an Assignment of Contract?

Yep, I agree with @ck hwang, keep the records separate.

First you need to understand your state's foreclosure process (judicial or statutory) and posting/recording requirements.Then go to the source of where these proceedings happen.

Just the fact that they know record of this action has been made should make them think twice about any further BS.Brian
