You're definitely going to need a tax accountant, and RE attorney to help you out on this one.If your properties are under a company structure, maybe adding the children as partners to the company with some sort of dilution of shares tactic that can mitigate your potential inheritance problem.

This is very much worth verifying with a professional - perhaps a 1031 company like IPX1031 - and  also, depending what city the house is in, know what tenant eviction laws are like.

They are often quite simple, have few parts, and can be easy to troubleshoot and even do some routine maintenance and minor repairs yourself.I've had to deal with a couple furnace issues in the last year, in both cases a bad logic board was the cause, and we only discovered this after having multiple HVAC companies come out and assess the problem, struggle to find the root cause, often replace other parts unnecessarily, and ultimately shrug their shoulders and recommend a full replacement at $5k+.In one case, I went online, bought a logic board and installed it myself to fix a furnace that wasn't working consistently.

"- even if your company was directly involved in successfully defending your 25+ clients, and you can demonstrate it (which you cannot because it's confidential info) - it still does not preclude a possibility that there were another 25 audits that the IRS won- the mere fact that there's a pattern of DSTs being audited is a concern on its own.Once again - I'm not attacking DST.
