I keep hearing about the war stories about conventional financing ,sometimes  taking longer  than the 60 days to get to the closing table Due to all the due diligence , I was wondering if anyone has had any experience with the no doc commercial loans?

But the issue with that approach is it puts listings out of the "general" public's perceived value.When my wife and I list a flip, we always go to the low end of realistic and let the bidding wars start.
