I keep hearing about the war stories about conventional financing ,sometimes  taking longer  than the 60 days to get to the closing table Due to all the due diligence , I was wondering if anyone has had any experience with the no doc commercial loans?      

I lived in Ocean Park and Sunset Park (and numerous other areas in LA) before purchasing this home.

I’ve done numerous flips for clients, have put some American Standard toilets in better houses simply for the brand name but I’ve probably installed 75 Home Depot toilets and zero issues. 

Back in March 2022, the Feds were planning to raise rates by .5%, but only raised it by .25% due to the war overseas.

I spoke to the real estate agent today and he’s thinking he’ll list it at 360k and let the bidding war begin.

I don't like to be in bidding wars when everyone is going for the shinny new object. 

But the issue with that approach is it puts listings out of the "general" public's perceived value.When my wife and I list a flip, we always go to the low end of realistic and let the bidding wars start.  

And there are in numerable podcasts but I would certainly include BiggerPockets in the mix.

I have read and listened to numerous discussions about the tax advantages in the world of real estate investing, but I have two questions that I haven't gotten a great answer to.

It's better to price a little lower and attract the attention of multiple buyers to create a bidding war rather than pricing too high initially.
