It seems to me that what you're trying to do is come up with some general ground rules in order to maintain ownership of your assets that you've worked long and hard to obtain in the event of some type of financial crisis whether it be national or personal. as I've already shown equity has nothing to do with it being able to maintain your monthly obligations does.

Hang out and wait till your sure no one is using water, or ask tenants to shut faucets off while your there, Check meter numeric reading ,write it down, see if dial is spinning,, if it is you got a leak,, if it's not,, recheck in 15 min,, make sure numbers are the same... then you know it's not leaking somewhere in bldg.

Lenders are so process driven, part legal and part model it just doesn't work for them.Some of the very small local lenders/banks/credit unions might be suited better to sell 1 asset off than the big national players.It feels like looking for a needle in a haystack sometimes!!
