As you have found this is a non issue concerning price for OO.I've looked at investment properties of the same smaller portion being flat to the entire roof being flat.

The goal would be to get 4-5 or more built on contiguous lots, have them going for a year or two then finance into a HUD multi family non recourse loan - either keep the property for the duration of the rate term or keep another year or two after that and hopefully spin off to a retail investor as the note would be assumable at that point.Thats how I have it drawn up in my mind.

You may also already know that the loan for properties in a SDIRA needs to be a non recourse loan, which is slightly harder to get.

One of those rules calls for the non-spouse beneficiary to start taking distributions from the 401k or beneficiary IRA by December 31st following the death of the 401k participant.

Foreclosure isn't until after 3 years of non-taxes paid, so I would assume most property owners would get the taxes paid in the 3 year time frame and you would get your money back + interest.
