Burnt out lightbulb, toilet flapper not seating, worn agitator dogs, bad ballast in fluorescent lights, faulty circuit breaker, leaking wax ring in commode, loose p-trap cap connecters under sink, modem has reset to factory default, thermocouple needs replaced on hot water tank, filters need replaced for central heat/air, ceiling fan needs balanced, lint trap on dryer is torn, source input needs reprogrammed on HDTV remove, headboards too close to wall and making impact damage. 

Needs gut reno -new elec, plumbing, remove interior staircase/ add exterior stair, remove hallway walls which are structural/ load-bearing, etc  ($200-300K) AFV $3m.

I don't let him remove the tape, so I can go back and verify that everything I marked was fixed.Whenever an inspector finds something that I missed, I add it to my mental checklist for the future...

Look at the policy in detail for coverage you don't need and see if it can be reduced or removed.  

Remove mortar and stones as needed and reset.

Make your best offer and remove any wording about HVAC cages and the like.  

If however you have other partners in the LLC or the LLC is used for other business activities you can simply remove liability from the landlord policy and write a separate commercial liability policy. 

I will say cut your loses and look for another project and next time you get a signed contract, make sure you have your own agent, don't do dual agency, as the listing agent has allegiance to the seller, not to you, and after delivering earnest money, make sure that property is removed from the market as active and that the contract is sent to the bank immediately.
