Maintenance 'should'  be minimal.

So its a balance between making the current tenants happy that they stay, and the return on investment to do the items needed to make you stay.Start the conversation...... my gut is that paint is reasonable..... but flooring may be pushing it unless it's really wasted and you guys are at market rent now

That's a total waste of time to have a loan against your 401k.Now if you are BRRRRing and can pay back your loan and keep some profit for yourself, and get a cash flowing property...maybe.

It is simple logic that tells you these “high” call volume LG companies or cold callers are wasting their time and your hard-earned money.

This is why the cash flow would be minimal on each property because they’d be mortgaged, but also why I could acquire multiple properties in a short time.
