Ned Carey based on the information available at the time of the post, I don't see anything to indicate there's anything unethical going on in the slightest.And this practical seems practical and ethical, I'm not sure which part of the practice could be considered unethical; with the exception of saying one thing and then doing another.

Now I'm in the 10-day inspection period (per the contract), and inspection and contractors find "mildew" - indicating potential mold exists - throughout the home.  

I am more worried as to what risks I should be aware of when making such a big move and what I can do to minimize those risks.

Seller then backed out of agreement for crawlspace insulation (which we elected at the time not to push), however the additional work of the french drain/sump pump does not meet Form 34 agreement.At this point, the seller is offering a minimal credit (not enough to cover the outstanding work from the Form 34) and not addressing the issue of the crawlspace insulation originally agreed to in writing prior to the submission of the offer.

The down payments for these loans are pretty minimal as long as it appraises.  

It should be convenient and has a minimal distractions.  

Put a sign on your business card indicating what you're looking for.

It will indicate their credit score, how many delinquent accounts, charge offs, and bankruptcy`s. 

I might accept a B+ multi family in a great location with indicators of growth at a lower rate of return, whereas I would demand more from a C class in a less healthy area.

I do not see myself flipping houses, I have a full-time job, which can possibly convert into a 1099 consulting arrangement.Of course, I would like to minimize taxes.
