I got the feeling that it probably works better in smaller or mid-sized markets rather than an L.A. or other huge market.  

And the loans are usually loans to COST not ARV  as we know ARV is a figment of many peoples imagination in the Mid west and south east cash flow markets  ;)

You don't get to screen them, you are stuck with whatever old lease is in existence and you're stuck with the tenant until the end of the lease.Be sure to get a credit for the security deposit and partial months rent if you close mid-month.  

Overall rates haven been at least OK since the mid 90's, and of course very low the last several years.

Change the price to attract the tenants you want, don't adjust the criteria mid stream to fill the unit at the price you want.
