If you're looking for 90-100sqm with elevator on the neighbourhoods mentioned, I think that kind of flat could maintain a rent of 500 euro on the long term.

We have found that it's better to deal with the devil you know, meaning I want the pet to have shots, license, and be mentioned on their renter's insurance.This is, IMHO, not a way to increase income, but simply to (hopefully) break even with any damage the pet does. 

Kirsten Braddock besides the other things people have mentioned I think you’re vastly underestimating the amount of time this would take.
