Agents who want to work with you will start sending you properties that they think loosely match your criteria and ones who don't will stop sending anything.

I have walked away from deals I really wanted to happen because the sellers desires and my desires just didn't match.

The best advice given to me (by a mentor in the neighborhood) was to get a general ARV by calculating cost per unit, not try and find another exact match to your 11 unit. i.e. there's a rehabbed 34 unit in my area on the market for $1.2 mil, brings each 2 bed apt to a cost per unit of $34k.

I narrowed it down to houses that are as close as it can get to being a match based on bedroom, bathroom, square footage, and year built.

It would be nice to have a home that's distinctly different from my NYC apartment (mountain as opposed to town) and it also seems there might be more profit to be made on a ski/mountain rental.

Regarding the transfer of deed after the purchase,   i was under the impression that i would run into problems with insurance provider damanding the name on the  deed would need to match name on file, or something of that matter. 

Then add hardware to make them appear matched even more.

Is the distinction you're making actually between AC and MC cable?
