I'm sure you will gain some interest from potential investors then maybe they can supply you with the down payments and you can pay them back over time and you could buy more per year.From what I know, business is a slow game and from what I hear, successful Real Estate Investing can be boring.

I think maybe setting up an LLC to buy out my brother in law might make sense?  

The key to BRRRR is to buy right, that starts the cycle.

The most important rule is to get to know the sub-market you're buying in and the property type and study what they are running on.

I focus on buy & hold renovation combined with STR house hacks.

You are then working with a 3% arbitrage margin IF your market swings your way.  

So if the house you are looking at is $400,000 in California, you will need $80,000+ to buy it with financing.
