Property values are rising, slowly in the area but I'm considering the offer in order to reduce debt and maybe purchase elsewhere. 

I was the first to blame the Greeks in Greece for everything when the debt crunch came, because I was there and watched them bring financial doom on themselves.

You need to know their debt, terms of debt, motivation, and where the debt is on each property.

Hi @Leighann Davis I run 2 private equity Reg D funds where we pool investor capital into distressed debt and essentially deploy OPM into assets for both of my companies benefit and our subscriber's benefit.

@Csilla Veress A couple of books that may help with understanding PV (present value) calculations, as well as note investing in general, are:Invest in Debt by Jimmy NapierPaper Profits by @Joshua Andrews  (my personal favorite)This blog post by @Mike Hartzog may also be helpful:https://www.biggerpockets.com/blogs/5359/41924-doi...PV is the way most note investors do pricing for performing notes, but for non-performing, you'll want to build an ROI calculator as  @Chris Seveney suggested so you can look at various exit scenarios and take into account costs like servicing, legal fees, insurance, etc. 

There are some amazing networking opportunities here...I highly suggest getting involved with REIN (Main meeting is this Monday at Tech Hill Commons) What I like most about the Nashville Market: You can buy a house in the ghetto with bad loud neighbors, or backing up to railroad tracks, fix it up, and it will still sell day 1 with multiple offers right now. 

I would get your finances in order (pay off all debts) and increase your savings before doing this.

I would agree that it is a big obstacle but debt to income plays a big role in brrrr growth.

That being said, I still came way ahead and learned a ton, but I feel like I could have done more with less money outgoing.My main concern is how you find a partner and vet them.
