She wants the house to be customized to her..... which means she may stay a long time.....but when they want the home to fit them, then they start expecting you to make it fit them and pay the bill.Offer to let her out of the lease and only be on the hook for the vacant period...... rest of deposit will be refunded if the house is left in "ready to show" condition.

It was newly remodeled by the previous owner when I received it with custom cabinetry, tiling, carpeting, and paint.

I am in search of a company that offers both custodian controlled and checkbook controlled solo 401k plans without alot of extra fees and provides good customer service.

We went with the set that had the longest warranty, then Costco doubled it.  4 years is pretty great and so far Costco’s customer service is unbeatable.  

Also think about your tolerance level of "customers" now renters.

You would have loyal tenants who are profitable.
