Turns out we were loosing 25 gallons per minute and the water was just going into the sewer line so nothing was visible aside from the growing water bills.Food for thought in case anyone is looking for an answer in the future.

But loosing money because you mistimed/misread the market or just bungled a forecast (and many PhDs are good at this), is different from loosing money because someone hid, failed to disclose or deliberately misrepresented a material fact through a fraudulent deliberate scheme of some sort.

I am quite aware of a large learning curve as I have no prior experience with Real Estate short of buying our house.Always appreciate the insight and advice of the people that have been in the industry regardless of whether it is what the beginning "Investor", (and yes that is a very loose use of the term even from what I have seen of newbs", wants to hear.

If you go for a loose-lay vinyl / fibre floor, then the installation is even easier than laminate - though the floor itself may cost a little more than the cheapest glue down vinyl sheet.
