Hi @Yang Zeng, Investing out of state can be a bit daunting, but not a bad idea at all.

Could help you to branch out into other neighborhoods.Some of these ideas came from when I helped my parent move... 

I am open to general or limited partnership, any suggestion on how to find any investor partnership in or out of state?

Duplex is still a possibility but with the amount of the loan (250K) I got, the non-SFH option is a little limited.

I hate the idea of wholesaling but gonna give a shot for the sake of building capital.
