No justifiable reason to have them and too much liability for you.

This 1) undervalued the cost of a kitchen 2) undervalued the cost of construction that is not done at the same time as the SFH.Until there are enough comps of houses with ADUs to justify the valuation, the appraisals will be on adjustments and the adjustments will undervalue the ADU.Does this mean I am against the ADU in the case of the OP. 

If your property is well under market value, simply send in a rent increase request and they will look at comps to determine if the increase is justified. 

I can't justify very much, but also don't want to offer something so low that it's not worth it to him.

Also, if they can get high interest rate by lending in the US or Canada, think about how much more they'd have to charge you in interest rates to justify the additional risk.
