I would suggest enlisting the services of a real estate lawyer.

When I was in that position my lawyer added a contingency that we needed a letter from the tenant stating that there was nothing owed to them that was not in the lease and more importantly nothing that needed fixing.It helped because the tenant had a few minor items to fix (which I took care of on day one) but it let me know that they were happy tenants and if anyone would know about a furnace/leak/roof issue they would be happy to spill it.

We have sought the guidance of a real estate lawyer but I wanted to get some feedback from investors who have or are currently investing with a group.

Honestly if you don't think this is possible talk to a trust lawyer. 

Does your lawyer or CPA have a glamour shot on their card?

I will definitely talk to a lawyer. while I set that up, does the following have any merit? 

I'm also not an accountant or lawyer, just passing on the info that I hear on a consistent basis.  

., State appointed Notario Publico, Local Realty Agents, Local Real Estate and/or Tax Lawyers, etc.)  

We buy distressed debt that is bank originated and then modify that institutional paper with O/O so that the terms of the original paper (created by fairly expensive bank lawyers) are still in effect. 

I've also used Lawyers Title on the same road, 6000 Meadows for courtesy signing of out of state purchases.
