I have no issue relying on appreciation but you need to be confident of the appreciation ideally by being intimate with the market - hoping for appreciation does not qualify.Is there a reason that you have chosen Phoenix?

To me, the express payouts are worth it because I don't keep a lot of operating capitol in my property management bank account and don't want to risk my auto-pay mortgage payments bouncing if the rent hasn't deposited in time.
