After you acquire more than 5 I would look at having anotherLLC'S don't offer a ton of protection if you on self-managing the property or interacting directly with the tenants.

Fortunately, I just moved here and have had zero interactions with this neighbor since it has been vacant for some time. 

The old Cliche of "location" is directly in opposition to this place, but the property manager I've been interacting with says the other properties on this set have leased up within about a month and that he's finding a lot of people like the space it affords them as it's out on land with some space.

Usually when inheriting tenants, you have minimal interaction before closing, however on my last deal, I had a bit of time with them during the showing and during inspection and with everything happening with the eviction moratorium, I didn’t want to chance getting stuck with these tenants who seemed super sketchy (ex.
