I am going to start offering several options to them & have them pick one (1 yr contract) or two items (2 yr contract) (ie, paint room; free maid cleaning; clean carpet; microwave range installed {if i was gonna do it anyway}; free hours of a handyman. people love free stuff.i drop off cookies/candy, etc on their birthdays & xmas. cost me $5 but they go absolutely nuts about it. they know other landlords won't do the little things to make them feel special.we're in the people business. most renters get viewed as scum by the public but they're people just like us & a lot of 'em are very nice.

As for the bedrooms, I am installed all brand new carpet (also from Home Depot), which I picked up for $2.30 a square foot on sale.I left the kitchen the way it was.
