I have a property in Orlando, FL that I bought through a wholesalers/PM firm that said that they would handle the rehab and deliver me a lovely turn-key property.I thought that all was fine, but two months after the tenants move in, I get a letter from Code Enforcement listing a number of past violations, the most important being that no one pulled permits for any of the work.At this point, all the work had been completed.The issue is, the workers the PM hired were not licensed GCs, and no one is taking any responsibility for the work.

As I am getting closer to being able to jump in, I wanted to start creating connections and learning my market through other investors in the area.I have big dreams, big ideas.....i've been studying for the past 5 years every avenue of RE investing....leaning towards the buy and hold strategy with small multi families and single family homes.

But I never really "lived" there so I'm not too familiar with the neighborhoods of the city and what the less risky ones would be to invest in. I

Like it is in CA..Or if pooling money for a Mortgage needs to be done through a REg D filing anyone one of the 500 series.Any one have first hand knowledge about this in IL.And or the states they work in. I
