@Dan Schweit and @Jaysen Medhurst There are some incredibly aggressive commercial programs out there for 1-4 units right now that will cash out up to 75% into a 30 year fixed term without previous rental history other than a signed lease and proof of deposit! 

@Daniel Lozowy - it looks to me like the seller isn't motivated.

@Joseph Cacciapaglia I would focus on finding someone who is incredibly talented and wouldn't be so stressed that they are an investor.

My question is, what are some of the motivations for the owner to sell it if it keeps making money?

People in foreclosure don’t have time, they are motivated but emotional.

I have split the cost on AC with tenants, as this adds is futute value for the building - if it makes sense to you for future tenants offer it against a rent increase; that will quickly show the level of motivation.

I am trying to figure out the real motive of doing so – is it multiple owners with some of them leaving or owners reducing their investment or some other reason…2) Since I will end up owning only 10% of the doors how do I ensure equal marketing as the doors are still part of a single complex?
