I appreciate the Advice - you say i can only do this in the beginning of the lease but i can also implement it when they want to renew the lease right?

I would encourage you to think about the strategy and exit strategy you want to implement. 

It was very real with strategies to implement today. 

But if you are going to do it virtually, make sure you truly understand the nature of the game, the shady nature of people,  boots on the ground, and implementing your strategies of getting that contract signed without you being there.If you have all this figured out... maybe... 

My recommendation,  would be to NOT raise the rent on your current tenants if they re-sign a new lease with you and at the same time implementing RUBS (ratio utility billing....charging tenants for their use based on head count).

I quickly saw for myself how much different gathering the information is from implementing it in your life.

I'd love to hear some strategies you've encountered for dealing with cities that frequently implement rent moratoriums, especially like Oakland.
