I keep around 5 rentals per LLC and I am in Jacksonville FL where my homes are worth around $300k.I believe that most CPAs will tell you to create a new LLC for every property because that means more tax returns for them :) Having to go to the bank to open up new business accounts for every rental is ridiculous.

We purchased the home on 1/12/2023 for $295,000, invested $10,000 in renovations, and sold it for $400,000 on 5/17/2023.

Does anyone have nay suggestions when it comes down to screening besides the basics.I know some people like to visit potential clients homes to see if they are clean and orderly, but that can be a bit challenging when we are out of state. 

You are renting and you get 40 or 50 requests for “buyers” to walk through your home every day for the next week while the house is auctioned off.

Are there any two-family homes on your block? 

If you wait for a long period, you may lose out of that home.

The home is worth $1.3mm today, and I have $700k remaining mortgage and $600k equity in the house.

I wanted to find a property to improve that had a good foundation and structure, but needed a lot of cosmetic work.How did you find this deal and how did you negotiate it?

I have spoken to the front Tenant and they said they are not even home from work yet at the time mentioned in the complaint.
