Noble goal but you may run into cashflow issues right now with current rates so I'm not sure I'd be too focused on the next deal just right now.I'd try to pick a solid area of the metro that has a lot of small multifamily.

The other spectrum is when the investor plays attorney and did not run it by an attorney and realizes they did not understand the legal process and are like “wait, I bought this thinking I could do X but I cannot because of Y”, - and a common response is “your attorney did not advise you of this in due diligence” and the response is we did not use an attorney.

You do have the option to hire the consultant yourself, but there's some coordination responsibility that can get mucky if the SEOR is not contracted through the architect.
