The contract should protect both owner and contractor and it should highlight responsibilities and what all they will do.

Maybe a meet up sometime if there’s enough responses.

Noble goal but you may run into cashflow issues right now with current rates so I'm not sure I'd be too focused on the next deal just right now.I'd try to pick a solid area of the metro that has a lot of small multifamily.

Long story short, still haven't found any solid info on them. 

A ST rental takes time to build up a solid book of business, normally 2-3 years. 

The other spectrum is when the investor plays attorney and did not run it by an attorney and realizes they did not understand the legal process and are like “wait, I bought this thinking I could do X but I cannot because of Y”, - and a common response is “your attorney did not advise you of this in due diligence” and the response is we did not use an attorney.

As an attonrney your response is pretty cold and offers me no helpful insight.

You do have the option to hire the consultant yourself, but there's some coordination responsibility that can get mucky if the SEOR is not contracted through the architect.

I definitely believe in insurability, and also responsibility.
