I guess depending on the price as well, if its a $500k deal and it makes $30k which is split.

It takes a lot of prep work to make sure areas are covered, but then the actual painting only takes a few hours.   

I actually know contractors and flippers in Los Angeles who would gladly do the investment and construction with no desire to hold rental property.

I guess only guests can leave reviews for the property but there's no option (that I see) for hosts to leave guest reviews like AirBnB. 

@German Tapia here's some advice:1) Anyone that has to call themselves an expert - isn't.2) Many looking to help - are actually trying to sell you something (us included)3) Big difference between City of Detroit and Suburban Detroit area.

I agree but if your only buying deals that come to you, it is possible that you could scale significantly quicker if you had someone bringing you actual deals - although it sounds like you have a decent system where deal volume is not an issue, if thats the case then congrats and please share your secret!

I guess I am here because I feel lost and overwhelmed and want to learn how to make the most of this situation to achieve my goals in a safe way over the next 1-5 years if possible.

Your best answer instead of guessing is to simply get to know the owner as best you can and ask as many questions as you can.
