Rental growth has been strong so that keeps me buying so I guess it’s offsetting the higher prices and rates but I feel like I’m pushing the rents in my market.

A lot of these areas hardly appreciate at all and population growths are smaller, so the amount you put into a property will be mostly what you get out of it if you sell.

I mean I have been traveling through that area since 1959 and is has always been in the exact same condition it is in today but the surrounding areas especially around San Jose and Gilroy have exploded in growth, and you can even see some development already pushing against the foot hills.

All the inputs are user adjustable to account for growth assumptions, tax rates, etc.The cash in hand vs cash in a tax-deferred account is entirely up to personal preference.

Equity growth is where the big jumps are at and not stabilized existing cash flow.Now I have clients that already make a ton of money a year 500k to 1,000,000 so the goal is different in that if they invest 1,000,000 and get a cash on cash of 10% that is 100,000 a year.

There are cheaper markets here in NY (upstate) but I just don't see the potential and growth that a metropolitan area (like Philadelphia) has to offer.
