I'm interested in turnkey properties in the future as well to build my portfolio as the cost of some of those cities you mention is significantly lower than our coastal areas.To get to your point it sounds like you need to decide how involved you want to be.

I found some cash flowing properties in Long Beach area which I think has a good upside in the future but the margins are pretty slim and post renovation you would be looking at 750-800k range.From what I've read, OOS is the way to go!

If you continue to purchase for appreciation your money becomes stagnant with no guarantee the economy will allow for this type of appreciation in the future.
