If you have to do a full blown site plan you could spend a few hundred grand there, depending on utilities and infrastructure a few hundred grand and depending on what your building (warm dark shell, cold dark shell) and what type of retail (restaurant etc) costs vary significantlyAlso are you providing TI ?

So we are back to having a value of about 8 million on spec value. and we are spending money lobbying to get our land use changed again through pork barrel legislation other wise My grand kids or great grand kids are going to think i was a pretty cool dude when they cash in 30 to 40 years for 100 million LOL..

We would be able to afford it and live happily ever after, but we would break even on the home that we currently have and lose either 1. 80k that someone else pays/2.a grand every month for life/3. possibly a sale of the house at the $100,000 mark (went for $130k in 2006).
