In the future, I would recommend having your partner fund his portion into your bank account at least 2 months out so it won’t show up when you submit your past 2 months bank statements to the lender.

If a claim is made against the property (without title insurance) and the potential loss of ability to convey the property in the future will make you lose sleep, the get title insurance.

.- The ROI on house hack reno is 100% (will recoup all costs within the first year)- Concerned that this semi-split set up  may not be very appealing to future renters once I move out in 5-6yrs and rent it out- It looks fine cosmetically but closing off these levels makes the house feel somewhat less open.- Located in suburban area.Tearing down two walls and removing the upstairs w/d would not be very expensive so if it would be worth it to do this prior to moving out, it is something I would consider.

Writing in loan assumption rights for a buyer can be huge as well when you sell when rates have gone up in the market in future years.Remember lenders say nothing is negotiable but really that is untrue.

I'm a little concerned about the future when Foster is reduced, but like others have pointed out in other forums, that really helped spur growth in other trendy areas.
