In the future, I would recommend having your partner fund his portion into your bank account at least 2 months out so it won’t show up when you submit your past 2 months bank statements to the lender.

The previous owner cannot now be granted possession of a property no longer owned nor could a future owner sue for possession of a property not yet owned

I would also like to have the house inspected in the near future as well.

If a claim is made against the property (without title insurance) and the potential loss of ability to convey the property in the future will make you lose sleep, the get title insurance. 

.- The ROI on house hack reno is 100% (will recoup all costs within the first year)- Concerned that this semi-split set up  may not be very appealing to future renters once I move out in 5-6yrs and rent it out- It looks fine cosmetically but closing off these levels makes the house feel somewhat less open.- Located in suburban area.Tearing down two walls and removing the upstairs w/d would not be very expensive so if it would be worth it to do this prior to moving out, it is something I would consider.

I will most likely get my realtor license in the very near future. 

Writing in loan assumption rights for a buyer can be huge as well when you sell when rates have gone up in the market in future years.Remember lenders say nothing is negotiable but really that is untrue.
