Not the most appealing visual... actually horrible. 

I figure if I mess up my first deal for some reason real estate has a way of correcting itself in the future , it’s easy to do because I compare it with the things we would waste money on that would really help us like let’s say you see a home that’s $100k, and it has to be functional for a bank to approve a loan for it, so I’ll risk the $20k I been saving to get it , bank loans 80k , & if you followed the 1% you should be able to rent for $1000.

@Jim Goebel I forgot to add that the contractor would remove any visually damaged joists (he will coat the rest with mold chemical)Also, the leak was below subfloor.  

There are a ton of risks when you can't get a visual update with what is going on with your property.

The other concept to wrap your mind around is that yield (how much the property throws off in cash, independent of your leverage, as measured against the value of the property) is a function of the risk of the asset and market. 

Visually it is kinda hard to see.But the vinly wood in the room does not look good, alot of it is raised and weird.
