I would say look at a few cities in Texas or Arizona but flights to those cities are about the same price and the cash flow won't be much different, depending on the deal.

I got bad financing, had negative cash flow, overpaid, house had way too many big ticket items that needed updating (roof, furnance, etc...).

This not an area of investing I consider, but some of the thoughts that come to mind are the big ticket items:1) cost to install septic system;2) cost to install well;3) cost to distribute hydro to the new building; 4) how challenging will it be to get trades to work in the area. #3 & #4 are the two biggies in my mind.

I know that David Greene doesn't totally agree with this, but cash-flow plus conservative leverage is the ticket.
