Doesn't the buyer have to pay another down payment to the financial institution they acquire the loan from to actually purchase the home .So that's two down payments for the buyer.

@Sylvia B. you need to file a quiet title action and have the Court declare that you are the lawful owner of the property to the exclusion of all others.

Even then, make sure you are comfortable with it because I feel like a lot of these guys are really pushing the envelop and I don't know how well their stuff would stand up in a court of law or against the IRS.
