For instance the price of the asset goes up 2% in value but inflation is going up at a 3% rate.

The only reason I'm needing it now is because I was scheduled to use that money to buy another property and since we've already delayed this 3 weeks waiting for the funds, they are not allowing any more extensions.

If the seller is in need of immediate money, say to pay for medical expenses for instance, seller financing is not going to help him one wit.As to 25% down, loans here in the USA are immediately sold right after they're made, and buyers of the mortgages generally require the 25%.
