A “Standard” cosmetic rehab we include: All New Flooring (carpet and hard surface floors), Interior and Exterior paint, baseboards, electrical and plumbing fixtures, new kitchen and bathrooms (including cabinets, granite, appliances), blinds and window treatments, doors and a little bit of landscaping such as a flower bed or some plants.

Rehab: $6400, this included painting the entire interior, repair front porch concrete, landscaping, new doors, new electrical panel, and a ton of miscellaneous items. 

Also in my contracts so far I do the landscaping therefore own a mower for it.

.$50/month for landscaping and snow removal sounds low.

To justify the increase in rents, we improve the outside first and give it a better curb appeal - examples will be blacktop the driveway, put a new sign, put better landscaping.

Cut back tons of overgrowth, added new exterior paint, new front porch, landscaping, sidewalks around house, new water heater, improved drainage, and set plans for rent increases over the next 1-2 years.

I need to set up an HOA to manage the easement on the driveway (snow removal, maybe landscaping).  

I’d anticipate purchasing the fixer up for between 70-85k putting a financed 40-45k worth of renovations into it (ideally only cosmetic; flooring, knocking out walls for open concept kitchen, new windows, doors, bathroom update and possible addition of a bathroom, recessed lighting, minimal landscaping and hvac if necessary) in an effort to sell no less than 150k.
