She had a couple of estimates, then had one from my contractor who was unbiased, not doing work, just an estimate because hers were from $10k to level it and try to sell the lot, good luck!

Generally if the seller lives in the property you would lie and tell him/her you need to bring your "contractors" or "partners" (potential buyers) by for estimates.

-I've had a phone meeting with my current property manager who has advised me on local trends and things to steer clear of and will also provide rental comps to compliment the BP estimator.
