Essentially, we take an inventory snapshot on or about the 18th of each month.

Then, you/your contractor/your property manager fix some of them...primarily the ones that pose safety hazards.Since it sounds like you're out of state, you're probably going to work with a property manager...right?

I agree that it is essential that one meets the eligibility requirements before setting up a Solo 401k. 

Are there any real concerns about safety?

(The countertop was essentially brand new 6 months old and had never been lived in before tenant moved in)

The zoning is essentially what I am overpaying for.

This is what it would look like:$40,000 (Taxable account)       $19,049 (Convert Roth IRA to Traditional IRA: this money can't be used in 5 years)I would essentially repeat this over and over again and save tens of thousands of dollars in taxes. 

On the other hand, because I am getting the property 'as is' essentially, it may be a waste of money.

To BRRRR do I need to essentially start a "we buy houses" business or are these the wrong wholesalers?
