I'm assuminh that if I do the latter, then I'd also use my personal account for repairs, maintenance & improvements to my unit as well.Is there some other method?

when I did retail real estate I suspect I only worked with 20% of the people I came into contact with the rest I just knew it was going to be frustrating for both parties but what I like about my clients most have become life long either friends investors etc.. 

I was Inspired by a good friend of mine.How did you find this deal and how did you negotiate it?

Probate requires a different approach than many other methods, but because of that, it could set you apart from other "we buy houses" wholesalers.

Unless you have a model which can 100% predict where the next hot spot is going to be (and you might have, in which case we should become best friends), it will remain, at best, a guess - albeit one "backed" by more math than I would understand.  

I was not in a position to buy an apartment building with only my own capital, so I reached out to a few old friends who were into real estate, and pulled together a partnership with 3 other partners.
