If your family decides to take that offer instead of yours, advise them to get a substantial amount of EMD, POF (make sure they verify it) and have someone look over the contract to make sure there are no 'gotchas'Is there any way you can make your offer more enticing to your family?

Cost Seg/Bonus Depreciation less predictable and more complicated.Individual Syndication Deals: Allows single deal evaluation, typically shorter hold time, may be easier to turnover money and deploy capitol into new deals, single K1 typically thus more simple taxes, may need more upfront due diligence since need to vet both deal and sponsor.

My situation is perhaps a little unusual in that I have a relatively new big tech job where about 50-60% of my compensation is coming from variable sources (RSUs, bonus, ESPP, etc) but I'm told lenders won't consider those forms of variable income until you have a few years of historical earnings for them to mull over.

We are definitely considering other ways to increase our passive income, such as occasionally renting a room in our own unit to a traveling nurse/resident, finishing an ADU or bonus area for airbnb, or renting parking spots.
