I just seen this property on zillow and ran comps to the best of my ability, I know this is bad practice but I guesstimated the 45k, with me doing manual labor for the paint, landscaping, demo work, fixture work. major work would have to be subbed out; electrical, flooring was thinking on LVP/LVT or pergo, for cooloing I was thinking Mini Splits
