This house will not be able to be purchased by most potential home home owners because they would have great difficulty getting a mortgage.

okay guys finding properties is easy as i drive for dollars in many different neighborhoods in atlanta and surrounding but my difficulty is finding the owners information to cold call them. what other strategies would you suggest for locating these owners so i would be able to get the properties under contract....any info for help is needed as this is my current hurdle im pushing to surpass on my wholesaling journey 

to sell it to Buyer C and is paid by C (so then B can pay back whoever lent them the money to pay A to obtain Title).The only reason I brought up that in relation to Assignable Contracts is that there are lots of Forum threads about Wholesalers having great difficulty in many States getting permission to Assign Contracts, but NEVER having difficulty buying the property and taking Title - THEN Selling again straight away (ie. double closing)...

They have a direct feed from 98% of the 3150 or so counties in the US.What is great about this data is that it’s usually super fresh (they tell you how old it is before you download it) and it’s in the same format for every county so it takes the mystery/difficulty out of scrubbing the data once you download it.

I will still be at the 2012 seminar and I'm sure I will be at the 2013 seminar also.I don't envy the difficulty of trying to satisfy everybody.

I know it seems rather obvious, that you want to buy a house, however you ought to consider the difficulty as a blessing and focus your acquisition efforts at buying with seller financing.

How difficult is it to attract tenants to this location, and would these things make it more attractive even if you can't charge a premium?

It's not without it's difficulties, but otherwise it's been a great investment.
