Lower price point then a SFH is attractive, but your down payment will still probably be higher.

In order to attract local people, make sure you use key works in your post like city or counties you operate in.

It's under property management, and the numbers quoted above are net of property management fees, so I no longer actively manage it, which makes it more attractive as a keeper.

FHA is more of a first time home buyer program or for someone who has had credit or other issues that may not fit conventional guide lines.It's an attractive program that offers a low down payment options but its not easy to get an FHA if you live in a superior home. 

That is such a great insight and response actually makes the most logical sense especially since we are trying to attract a good Section 8 tenant which would include those with special needs children.
