After 2 weeks of dealing with several different forms of water damage (leaking water heaters, refrigerator lines cracking, toilet tank seal cracking, etc), I'm going on the offensive.  

Are you prepared to take them to court to recover damages? 

Newbies and Gurus will always damage the perception of wholesaling of most investors but me and my buyers are doing great!

If they damaged the carpets and other stuff, the $850 is gone.

And to reiterate what others have said, it's misleading, and damaging your name/reputation over an extra 10-15k margin doesn't make sense.I had a seller sell to me at an extremely low interest rate to incentivize me to hold the contract to save him on capital gains.

I always hear landlords say that people on section 8 damage your house more. 

Realize a dishwasher will be your most unreliable appliance with an added risk of a water leak damage.

Occupant shall have no right to remain in possession beyond the 60 day term and may be responsible for court awarded damages in the event possession is not surrendered within 60 days."

HUD put a new roof on it this month, but the damage inside has been done.   

In every case, this was damage caused by the tenant that the tenant never paid to be repaired.
