I have a good opportunity with an off-market deal that is currently exclusive to me.

Newbie here to the real estate investing world, but really eager to get my feet wet.I currently live in San Jose, but am deciding to move to a cheaper location where I can get my first property.

All I know is that they currently have enough signatures to get it on the ballot.

My current goal is to narrow down areas to look at so that I can start paying closer attention to those markets.

Current buy and hold property.

Also finding out that you might as well not waste your time calling hard money lenders when starting out because they want to see a couple properties you currently have.

Let me know your favorite ways to do a deal like this.Property is currently not listed on the MLS and it's owned by another local investor / contractor.Let me know your thoughts?

I'm a new investor looking for some advise on my current scenario.. 

The current tenant says they have gotten the problem fixed but all that is required is some tile work and installing the new toilet. 

I was talking about on the courthouse step auctions (foreclosure auction not foreclosed auction)...I don't need an exact I just need an average as this isn't for any current deals just taking notes
