To put things into perspective, I have a 635 credit score (because of some unpaid student loans in the past), am in the process of re-building my credit score, but want to leverage outside capital sooner rather than later..I'd appreciate any help!

@Raymond Y, I am not a lawyer, but, if you intend to make a credit check as part of your screening of (pre)existing tenants, I am not sure that you should - “credit” had already been extended to them, and they may still be covered by that original contract.

(Not surprising in our overpriced market.)We've decided to work with the tenant & have her child submit an application & we'll run the usual credit/background reports.I'm not thrilled to have 3 additional tenants because of added wear & tear.  

It has sparked dialogue with decisions makers and allowed me to hand out my business card. 

Hello All,I'm interested in creating an LLC to begin purchasing property under this umbrella but my understanding is it may be difficult to obtain financing under the LLC entity because of the lack of credit history. 

The reviews on google for any apartment are always bad so don't give too much credit to those.

A financing contingency isn't a blanked get out of the deal free card...

So far, I'm in the process of working out contracts for potential investments, but it seems like we will almost need to completely free up our personal credit lines to cover cost of the rehab.  

Even so, a HELOC functions more like a credit card rather than an actual loan.

You see like many average Americans My finances are in a small mess, but I’ve just gotten my income tax return and paid down some credit card debt, so I want to use this breathing room wisely.
